Seller Pre-Listing Property Inspection...

Pre-Listing inspections are excellent for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the premises. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to its placing on the market is the ideal and preferred way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale as per item costs are easier to control.  However, there may be financial reasons where the owner can't make the repairs.  Disclosing these issues up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.

What a Typical Pre-Listing Home Inspection Covers...
  • External Conditions & Surfaces
  • Roof, Attic, Insulation & Ventilation
  • Plumbing
  • Electrical
  • Appliances
  • Heating & Cooling Systems
  • Foundations & Slabs
  • Basements & Crawl Spaces
  • Floors, Walls & Ceilings
  • Garage, Driveways, and Sidewalks

  • A Pre-Listing inspection allows the home owner a preliminary status of the real properties condition prior to MLS® Listing or For Sale by Owner advertisement.
  • Providing a Pre-Listing inspection is typically less stressful in the long run as issues previously undisclosed and unknown that require attention do not blindside the Seller/Owner at contract time.
  • A Pre-Listing inspection allows ease in scheduling and does not require the time limitations of a normal sales contractual agreement.
  • Providing a Pre-Listing inspection gives the Seller/Owner greater familiarity with their home and its functionality and provides the Seller/Owner an opportunity to exchange valuable information with respect to their properties condition and peculiarity, thereby assuring all of the individuals concerned of their intent to properly provide for the required disclosure statements.
  • Providing a Pre-Listing inspection can provide a task list type maintenance ledger of existing major and minor concerns, deficient functional conditions, safety issues, items to monitor, or improvements, that when remediated or addressed improves the potential to increase a properties value and return on investment.
  • Providing a Pre-Listing inspection report to the potential Buyer or Investor gives confidence that positive effort on behalf of the Seller/Owner to address issues discovered during the Pre-Listing inspection have been met and forthcoming.
  • Providing a Pre-Listing inspection serves to reduce liability of both Seller/Owner and their Real Estate Agents by volunteering compliance with disclosure laws.
  • Providing a Pre-Listing inspection eliminates delays at the bargaining table and adds benefit to the general efficiency of the real estate transaction by all those involved on all sides.
  • Providing a Pre-Listing inspection gives the Seller/Owner nearly total control of choice over the types of maintenance provided, control over the costs of materials used, control over contractors of their choice, control over warranties transferable, control over construction times, control of availability to market, and increased potential property value.
  • Providing a Pre-Listing inspection pays for itself by reducing anxiety and stress, controlling costs, minimizing important “last minute” issues, eliminating apprehension of renegotiating for unknown conditions, reducing the potential for liability, providing greater opportunity to increase the property value, and by contributing to the positive general flow, straightforwardness and probable smoothness of the transaction.

We provide Sellers with an opportunity to address unforeseen action items which might otherwise remain undisclosed until being revealed by the prospective Home Buyers Inspector.

Having a Professional Pre-Listing Inspection can ultimately pay for itself while informing you before hand of the condition and state of the property, gives you documentation of the need, the choice of repairs, by whom, the control of their cost, which results in proof of the remediation, warranties if applicable which may be available and /or transferable to the buyer, the capability to eliminate delays at the bargaining table, provides confidence and reduces anxiety and stress, minimizes market price renegotiation, provides the opportunity for smooth transactions, reduces Seller/Owner and Agent Liability, can improve Seller/Owner Return on Investment, property value and Market Price Paid.
